Content Summary: He refutes the amazing statement that Irving pays £10,000 a year for the Lyceum. He will however renew the existing lease at an increased rent of £200 a year for 10 years. As the Parish Assessment of property value is much higher he thinks Irving will be satisfied. The new lease would be the same except for the increased rent. He received Phipps' letter of 18th that day. (Postscript:) He leaves for the continent on Saturday.
